TouchSource and Smartify Media have announced a partnership aimed at combining digital wayfinding with retail media monetization for commercial real estate owners. The deal pairs TouchSource's interactive wayfinding and kiosk technology with Smartify's digital out-of-home advertising network, according to a blog post from Smartify Media.

For operators running screens in shopping centers, mixed-use developments and other commercial properties, the pitch is consolidation: one connected platform for wayfinding, digital communications, content management and ad sales, rather than separate systems for navigation and advertising. The companies say the integration is meant to let property owners modernize the visitor experience while also creating new revenue streams from the same screen real estate already used for directories and maps.

That is the more notable part of this deal. Wayfinding kiosks have traditionally been treated as a utility, a cost center for helping shoppers find a store or a parking garage. Bolting a national DOOH ad network onto that infrastructure turns idle kiosk time into inventory that can be sold to advertisers. Smartify brings the media and monetization side; TouchSource brings the wayfinding hardware and software that is already installed in many of these properties.

"Today's visitors expect information and navigation to be instantly available, whether they're on a website, standing at a kiosk, or using their phone," said Ajay Kapoor, CEO of TouchSource, in the release. He said the partnership is meant to let property owners deliver what he called a connected experience while opening new ways to engage visitors with ads.

Joseph Kunigonis, CEO of Smartify Media, framed commercial real estate as an increasingly valuable digital media environment, saying the combined platform is meant to improve navigation, increase engagement and "unlock new value for property owners, retailers and advertisers."

What the announcement does not say is just as relevant to operators evaluating this. There is no detail on pricing, revenue share between the two companies or with property owners, which specific hardware or CMS versions are involved, or a timeline for rollout. There is also no mention of which properties, if any, are already running the combined solution, or how ad inventory on wayfinding kiosks will be measured for advertisers, a question retail media buyers typically want answered before committing budget.

For commercial real estate owners already running TouchSource kiosks, the practical question will be how much new hardware or integration work is required to plug into Smartify's ad network, and what cut of ad revenue they can expect to see.
